2026 Fall Parade of Homes: What Omaha's Newest Homes Reveal About the Market
Every fall, the Omaha Parade of Homes gives us a chance to walk through beautiful new construction, see the latest design trends, and gather a little inspiration for our own homes.
But there's another reason we think this event is worth paying attention to.
The homes builders choose to showcase can offer an interesting glimpse into Omaha's new-construction market. Where are builders developing? What kinds of homes are they offering? And what does it actually cost to buy new construction in the Omaha Metro right now?
With the 2026 Fall Parade of Homes beginning October 17, we decided to take a closer look.
54 Homes, 42 Developments, and a Wide Range of Prices
This year's Fall Parade of Homes, organized by the Metro Omaha Builders Association (MOBA) and Build Omaha, features 54 newly constructed homes across 42 developments.
The advertised prices range from the $330,000s to $1.4 million.
That's a pretty remarkable spread, and it highlights something we talk about often: there isn't just one Omaha housing market.
A buyer looking for a low-maintenance townhome in the $300,000s is shopping in a very different segment than someone building a million-dollar custom home in Elkhorn.
Both are represented in this year's Parade.
And while the event isn't a scientific sample of everything being built in Omaha, it does give us a useful snapshot of the different products local builders are bringing to market.
New Construction Isn't Just About Big Custom Homes
When people picture new construction in Omaha, they often imagine large houses in sprawling subdivisions.
Those homes certainly exist. But this year's Parade also includes townhomes, villas, and other housing options that may appeal to buyers looking for something smaller or easier to maintain.
For example, the official Parade lineup includes townhomes near Village Pointe advertised from the $330,000s and villas in the Piney Creek area advertised from the $380,000s.
That variety matters.
Not every buyer wants a large yard, a two-story home, or the responsibility of maintaining a bigger property. Some are first-time buyers. Others are downsizing. Some simply want a newer home without taking on more space than they need.
It's worth noting, though, that smaller doesn't necessarily mean inexpensive. Location, finishes, lot costs, HOA fees, and included features can all influence the final price.
What Can We Learn From Where Builders Are Building?
Another interesting part of the Parade is its geographic reach.
The participating homes span multiple communities and developments throughout the Omaha Metro, offering visitors a chance to compare neighborhoods rather than just floor plans.
That's important because the decision to buy new construction isn't only about choosing a builder.
It's also about choosing a location.
A beautiful kitchen might catch your attention, but school boundaries, commute times, neighborhood amenities, property taxes, and future development plans will have a much longer-lasting impact on your everyday life.
We always encourage buyers to think about the community surrounding a home just as carefully as the home itself.
The Price on the Sign Isn't Always the Full Story
Here's something else to keep in mind as you tour.
Model homes and Parade entries are designed to showcase what a builder can offer. Depending on the home, you may be seeing upgraded countertops, cabinetry, flooring, lighting, landscaping, or other features that aren't included in a builder's standard package.
Some Parade homes are available for purchase as shown. Others may serve as examples of what a builder can create.
Before comparing prices, ask:
Is this the actual price of the home we're touring?
Which finishes and features are included?
Are there additional lot premiums?
What would this floor plan cost with standard finishes?
Are there HOA fees or other neighborhood-specific expenses?
What warranties and builder incentives are available?
Two homes with similar advertised prices can offer very different levels of value once you understand what's included.
Is the Parade of Homes a Good Place to Start If You're Thinking About Building?
Absolutely. And you don't need to be ready to buy.
The Parade is an opportunity to compare builders, discover neighborhoods, experience floor plans in person, and figure out which features actually matter to you.
Sometimes walking through a home changes your mind about what you thought you wanted.
You might discover that you love an open-concept layout—or realize you'd prefer a little more separation between living spaces. You might find that a smaller ranch feels more functional than a larger two-story.
And even if you're planning to buy an existing home, seeing current construction and design trends can help you understand what newer homes offer and which improvements might be worth making to an older property.
One important reminder: If you're seriously considering purchasing new construction, it's worth talking with a REALTOR® before beginning conversations with builders. Builder representatives work for the builder, and having your own representation can help you evaluate contracts, pricing, timelines, and the overall purchase.

Our Take
We love seeing the creativity and craftsmanship that local builders bring to the Omaha area. But beyond the beautiful finishes, events like the Parade of Homes remind us how many different housing needs exist within one metro.
From lower-maintenance townhomes to luxury custom builds, buyers aren't all looking for the same thing.
And that's why understanding the market means looking beyond the headlines and paying attention to what's happening in individual communities and price ranges.
At Anthology Real Estate Group, we help buyers navigate both existing homes and new construction throughout the Omaha Metro. Whether you're just beginning to explore your options or already have a favorite builder in mind, we'd love to help you make sense of what's available.
